Golden Visa and the other emirates
The UAE Golden Visa is a federal residence, described by ICP for the country, not for one emirate. A Dubai property file is Dubai Land Department’s. THAJ is THAJ Corporate Services Provider L.L.C, Commercial Licence No. 1651703, issued by Dubai Department of Economy and Tourism, with its office in Deira, Dubai. We prepare Dubai property files and the company and PRO work we are licensed to do in Dubai. We do not run a counter in Abu Dhabi, Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah or Fujairah, and we do not invent a fee for a land department we do not file with.
Federal category, local property service
ICP publishes who can apply: investors, entrepreneurs, specialists, students and the other categories on the eligibility page. Those tests are not Dubai-only. What is Dubai-only is the property service THAJ actually uses. DLD’s investor Golden Visa asks for AED 2 million at the purchase value, wholly in the applicant’s name, and it requires you to be inside the UAE and to attend in person. Another emirate’s land department applies its own service rules on top of ICP’s category. The commercial property page already says that. This page adds the limit on THAJ: we will explain the federal test, and we will not pretend to be that other land department.

Dubai rules that do not automatically travel
RTA Dubai publishes a driving-licence path for Golden Visa holders who already have a valid foreign licence. That page is here. It is an RTA Dubai service. Abu Dhabi or Sharjah licensing is not cited on it, so it is not offered as a national benefit. The two-year Dubai property investor visa is also a DLD product, not a Golden Visa and not a federal shortcut. It is explained on the two-year visa page.
The office address is 16A St, Al Khabaisi, Deira, Dubai, UAE. Languages the team works in are English, Arabic, Hindi, Malayalam, Tamil, Sinhala. If your property is outside Dubai, say so at the start. We would rather point you to the emirate’s own land department than open a file we cannot finish.
Frequently asked questions
Can I get a Golden Visa if I do not live in Dubai?
The category is federal. Where the file is submitted depends on the route. A Dubai property route is DLD’s, and DLD requires you to be inside the UAE in person. THAJ handles that Dubai file. We do not file other emirates’ property services.
Does THAJ have an Abu Dhabi office?
No. The licence is Dubai DET No. 1651703 and the office is in Deira, Dubai.
Is the RTA driving-licence rule valid in every emirate?
The page we cite is RTA Dubai. Do not assume another emirate copies it.
Can you set up a company in Sharjah or RAK?
THAJ’s licence and office are in Dubai. We advise on Ras Al Khaimah Economic Zone, Sharjah Media City and Sharjah Publishing City, and the zone issues that licence. We do not hold a Sharjah or Ras Al Khaimah trade licence of our own, and a Dubai PRO renewal does not renew those companies. The pages are on the free zone hub.
