Selling property after a UAE Golden Visa

ICP and Dubai Land Department publish the property test for getting the Golden Visa. They do not publish a single automatic rule, on the pages this site cites, that the visa dies the day you sell or the day a valuation falls. Renewal is a fresh look at the category rules then in force. Before you sell, assign an off-plan unit, or rely on a lower valuation, ask the issuing authority whether the residence stays valid and what the next renewal will require.

What the cited pages actually say

  • ICP’s property category is a qualifying holding at application: one or more properties worth at least AED 2 million, registered in your name, with the off-plan and bank-finance variants it lists.
  • DLD uses the purchase value at the time of purchase for that investor service, not a price you obtain later to improve the file.
  • The Golden Visa is described as a multi-year residence (10 years on the property route DLD issues) and ICP treats it as renewable. Renewable means the conditions can be checked again. It does not mean the first approval is a promise about a future sale.
  • Family members’ permits are their own permits. ICP says that if the holder dies, sponsored family may remain for the validity of their own permits. A sale is not the same event, and this page will not pretend the death rule answers it.

Anything stronger than that — “you may sell the next day”, “a 10% drop cancels the visa”, “you must hold the same unit for ten years” — is not on the ICP or DLD pages this site cites. THAJ will not invent it to win an argument.

02

If you want to sell or assign the unit

Decide which permit you hold before you instruct a broker. A 10-year Golden Visa and the two-year property investor visa are different products. An off-plan assignment is a sale of a contract, not a casual change of mind.

  1. Name the permit

Golden Visa issued through DLD, a Golden Visa issued on another category, or the two-year investor visa. The answer changes the question you ask the authority.

  2. Ask before transfer

Ask DLD or ICP, in writing if you can, whether this sale affects the current residence and what renewal will require. Do this before the transfer, not after the buyer has paid.

  3. Keep a qualifying basis if you want renewal

If property will no longer support the category, another published route (another qualifying property, company capital, a skilled-professional file) has to exist before you rely on renewal. See eligibility.

  4. Tell sponsored family

Their files sit on yours. A change in your status is their problem too. The family guide lists who is sponsored and which certificates you already used.

03

If the market value falls after approval

DLD’s first application uses the purchase value at the time of purchase. A later dip in listings does not rewrite that purchase value, and it is not, on the cited pages, an automatic cancellation. Renewal is the moment the authority can look again. What it will accept then is the rule in force then, not a sentence we can responsibly invent today.

Do not buy a new valuation hoping to “repair” an original purchase that was under AED 2 million. DLD has already said the relevant figure for the investor service is the purchase value. And do not ignore a renewal date because the visa felt permanent at the typing centre. Put the expiry in a diary and re-read the category six months before it.

Mortgaged buyers have a second number: the amount paid. If you are still paying down a loan, the mortgage page is the one that explains DLD’s paid-amount test. A fall in price and a loan that is still large are different problems.

04

Selling on the two-year property visa

The two-year permit is tied, in its purpose, to the property investor route DLD describes. Selling that property is a reason to ask DLD before you transfer, not a reason to assume the permit runs quietly to its end date. It also does not convert itself into a Golden Visa. An upgrade is a new Golden Visa application. Details are on the two-year property visa page.

Frequently asked questions

Will my Golden Visa be cancelled if I sell the property?

The ICP and DLD pages cited here do not state a single automatic cancellation on sale. They also do not promise that the visa survives a sale. Ask the issuing authority before you transfer, and plan for renewal against the rules then in force.

The property is worth less than I paid. Is the visa cancelled?

DLD used the purchase value for the original investor application. A later market drop is not described on that page as an automatic cancellation. Renewal can apply the category rules again.

Can I sell and buy another property?

You can sell and buy in the ordinary property market. Whether the Golden Visa continues depends on the authority’s position and on whether a qualifying basis still exists. Confirm it before the first transfer.

Does this apply to an off-plan assignment?

An assignment is a disposal of the unit you used, or planned to use. Treat it as a sale for this purpose and ask before you assign. Off-plan qualification itself is on the off-plan page.
