How to apply for the UAE Golden Visa, step by step

Applying for the UAE Golden Visa follows the same order in every category: confirm eligibility, gather documents, apply through ICP or the emirate authority (or receive a nomination), enter or change status in the UAE, complete the medical, give biometrics, then receive the residency and Emirates ID. For Dubai property investors, DLD runs the whole file at a service centre in 7–10 business days.

The eight stages

  1. Check eligibility

Confirm your category against ICP’s criteria. ICP’s smart services include an official eligibility check.

  2. Prepare documents

Passport, photo, category evidence (title deed, bank letter, degree, salary certificate) and attested family certificates.

  3. Apply or get nominated

Apply through ICP, GDRFA Dubai or DLD (property), or through a nomination from the competent authority, depending on your category.

  4. Approval

The authority reviews the file. Approval is never guaranteed by any agent.

  5. Entry or status change

Applicants outside the UAE receive a six-month multiple-entry visa; residents change status from their current visa.

  6. Medical examination

A medical fitness test at an approved centre (included at DLD’s service centre for property investors).

  7. Biometrics & Emirates ID

Fingerprints and photo for the Emirates ID, then the residence is issued.

  8. Family applications

Spouse, children and parents follow once your residency is in place.

02

After Golden Visa pre-approval: what happens next

Approval of the application (often called pre-approval, because the residence itself is not issued yet) starts the final stage. What comes next depends on where you are:

  1. Check the approval

Make sure your name, passport number and category match your documents, and note the validity stated on the approval.

  2. Outside the UAE: enter

ICP grants eligible applicants abroad a six-month multiple-entry visa, renewable for six months, to come in and complete the procedures.

  3. Inside the UAE: change status

Residents change status from their current visa instead of leaving the country.

  4. Medical examination

A medical fitness test at an approved centre; DLD includes it at its service centre for property investors.

  5. Biometrics & Emirates ID

Fingerprints and photo for the Emirates ID, after which the Golden residence is issued.

  6. Family files

Spouse, children and parents can then be added; DLD lists health insurance among the documents for each of them.

Pre-approval is not the residence permit. Keep travel and job changes in step with these remaining stages, and follow the instructions the issuing authority sends with the approval.

03

Dubai property investors: the DLD route

Dubai Land Department lists four steps for its investor Golden Visa service:

  1. Visit a service centre

DLD’s Golden Visa service centres or its authorised registration trustees.

  2. Submit and pay

Submit the requirements and pay the fees (bank transfer, card or cash).

  3. Medical at the centre

The medical examination is completed at the centre.

  4. Permit by email

The residence permit is sent by email.

DLD conditions: the applicant must be inside the UAE and attend in person (representatives are not permitted). Service time: 7–10 business days.

Common rejections and how to avoid them

ICP and DLD do not publish a ranking of refusal reasons, and this page does not invent one. The files that fail are usually a published condition that was never met. Check the condition before you pay a fee.

Mismatches to clear before filing
MismatchWhat to do instead
Market value used instead of the purchase priceUse the price at purchase. DLD’s investor service is explicit. See the property guide.
Mortgage filed on the purchase priceShow AED 2 million paid and the bank letter. See mortgages.
Shares of two owners added togetherOnly the applicant’s share counts. See joint ownership.
Off-plan seller not an approved developerStop. ICP requires an approved local developer. See off-plan.
Applicant abroad for a DLD property fileDLD requires you in the UAE, in person. A representative cannot attend.
Salary route without level, degree or AED 30,000All parts of the skilled-professional test are required. Allowances are not added on this site.
Student file outside the two-year window, or without Ministry of Education attestationThe window and the attestation are the category. See students.
Passport name and title name differCorrect the document. Do not hope the officer will reconcile it.
No health insurance where the category requires itBuy the cover the category names before you file.

A longer walk through the same mismatches, including what to do after a refusal, is the rejections guide. A second filing with the same defect fails for the same reason. No agent can guarantee the opposite.

06

Renewal

ICP describes Golden Residency as renewable. Renewal is a new look at the category rules in force at the time, not a stamp that extends the first approval without a file. Do it while the permit is still valid.

  • Diary the expiry. The failure mode cited from ICP is a permit that expires while you are outside the UAE. Absence during a valid card is a different rule, explained on time outside the UAE.
  • Property holders should still hold a qualifying basis. Selling is not given an automatic outcome on the pages we cite. Ask before you transfer. See selling.
  • Skilled professionals should still meet the route they used, or have another published route ready. Losing a job is not described as an automatic cancellation of a Golden Visa, and it can still remove the evidence renewal needs.
  • Student golden permits are the stated exception: GDRFA Dubai says they are not renewed after they expire. Plan the next category before that date.
  • Family cards have their own expiry dates. Renewing yours does not renew theirs by itself.
  • THAJ does not publish a renewal fee. The issuing authority confirms the government charges for that service when you file. They are not the original DLD investor table reprinted as a guess.

Bring the current permit, passport and the evidence of the category you will rely on. We will say if that evidence still matches a published route.

Frequently asked questions

How long does the UAE Golden Visa process take?

DLD states 7–10 business days for Dubai property investors once documents are complete. GDRFA Dubai lists five days for its student golden residence service. Other categories depend on approvals and nominations.

Can I apply from outside the UAE?

ICP grants eligible applicants who are outside the UAE a six-month multiple-entry visa, renewable for six months, to complete the procedures. DLD’s property route requires you to be inside the UAE when you apply.

Can someone apply on my behalf?

For DLD’s investor service, only the applicant attends; escorts and representatives cannot apply for you. An adviser can prepare documents and book appointments.

What happens after Golden Visa pre-approval?

Pre-approval means the authority has accepted the application but the residence is not issued yet. Applicants abroad enter on the six-month multiple-entry visa ICP grants; residents change status from their current visa. Then come the medical examination, biometrics and Emirates ID, and the Golden residence is issued. Family members can be added after that.

Where do I apply?

Through ICP’s smart services, GDRFA Dubai channels (including Amer centres) or DLD for Dubai property. Golden Visa applications go through official government channels only.
